Has anyone ever had to evict someone, by any chance? I'm just hoping to get some insight before I head to the court house.

What state you in now? They have those laws online. You would have to file the papers through the court house.
I'm in Florida, and yes I know I have to go through the court house. I just wanted input from someone that's been there and knows stuff like how long it ended up taking, did they end up getting back unpaid rent, etc.

Guy I know that had to do it took him like almost 6 months to actually be able to get the sheriff to come kick out his renters. It's gay cause you have to go file in the court as you know, then you can serve them, which gives them 30 days, and then you have to go back and get like a 3 days notice, and so on and on until finally after a period of time has gone by, then they can be kicked out legally. He never got his money, nor was it worth it to sue. That's why I will never rent my house out.

I have renters that moved in my house the last week of November. The lease officially started 12/1. I went through a realtor, and supposedly she did a credit check, etc. She was supposed to get the first months rent, the security deposit, and the pet deposit. She basically got enough to pay her, and the security deposit. It's now 1/10, and I have not gotten one dime of actual rent from these people. I just found out that they were just evicted in June - which means she failed to do her job, and these people know how this game works. On 1/1 I told them that if they would just get their stuff out of my house, I would not file (mainly because the wife told me she didn't know her husband wasn't paying and that she was filing for divorce, etc). I've already posted the 3-day notice - that ended last Wednesday 1/7. I spoke to the wife this morning and she basically said "sorry, guess you're going to have to evict us because I don't have anywhere to go." Which means she knows I HAVE to give her another 30 days.
These people and this incompetant realtor are costing me thousands of dollars (since obviously I'm paying the mortgage while they live in MY house). Now I get to go spend hundreds more to evict them. What a fked up system.

I've already posted the 3-day notice. So yes, the next step is filing eviction, and the sheriff will serve a summons. They get 30 days, which is so fked up because they've obviously already had more than 30 FREE days.
I figured it wasn't worth it to try to get back rent, because I'm sure you need an attorney, etc. In my opinion, the ignorant realtor should be paying the first months rent since she failed to collect it!
What a bunch of losers. I will never do this again.

is there nothing that can be done to the Realtor? i mean it is her fault in a way. i feel like she owes you money.

I agree. I feel the realtor should give me the money I paid her AND the first months rent.
