i dont know how it goes in florida but in jersey my aunt had a rental and it took over a year to get this family out. They played the children out in the cold card and the courts always let them stay that much longer....my aunt never saw dime one

A year?! That is insane.

How about if I go take the oven, refrigerator, etc - will I get in trouble? I mean, what will they do, sue me?

I have renters that moved in my house the last week of November. The lease officially started 12/1. I went through a realtor, and supposedly she did a credit check, etc. She was supposed to get the first months rent, the security deposit, and the pet deposit. She basically got enough to pay her, and the security deposit. It's now 1/10, and I have not gotten one dime of actual rent from these people. I just found out that they were just evicted in June - which means she failed to do her job, and these people know how this game works. On 1/1 I told them that if they would just get their stuff out of my house, I would not file (mainly because the wife told me she didn't know her husband wasn't paying and that she was filing for divorce, etc). I've already posted the 3-day notice - that ended last Wednesday 1/7. I spoke to the wife this morning and she basically said "sorry, guess you're going to have to evict us because I don't have anywhere to go." Which means she knows I HAVE to give her another 30 days.

These people and this incompetant realtor are costing me thousands of dollars (since obviously I'm paying the mortgage while they live in MY house). Now I get to go spend hundreds more to evict them. What a fked up system.

Sorry to hear it. Most government systems are fucked up if you hadn't already noticed. Sounds like Florida is a lot like Georgia, renters can do whatever they want. I knew a guy that spent almost 6 months trying to legally evict a tenant.

In looking at what's public, it appears their last eviction took about 5 weeks. I guess I'll just hope it will turn out that way for me too.

I know it's probably wrong, but I swear I wish there was *something* I could do to make them miserable - like take off the front door!

In california you would. Not sure what the laws are in florida, but you can't do stuff like that or like shut off the power and utilities and crap. The system is crap for the landlord.

I don't think she has quite the presence that you do as far as being intimidating. You may be used to just showing up and getting results, she'd have probably kick someone's dick in to get things moving.

We don't have city water at that house, it's a well. I'm thinking about driving by while she's at work and turning it off. She won't know it was intentional, she has NO idea how to work the pump, and I'd laugh in her face if she dared tried to call me with a "problem."

papers are files by the landlord (you) in court
the eviction is either granted in court or denied
a notice is sent to the tenent
then the sheriff serves them papers (whenever they get to it-takes a while) and then the tenent have to get out immediately.
if they havent packed there shit stays behind.
