  • I have no patience for this house bullshit....

    So, we got a contract on our house that we're selling by owner last Friday. We have had it listed for almost a week. Well, she low balled me by like $3500 off asking price, $3k in closing costs, and of course I have to pay her real estate agent the lovely 3%.

    I countered w/ $1000 over what I was asking and paying her closing costs.

    Well, the agent called me Fri afternoon and said they weren't gonna counter because the buyer didn't know if she would qualify for a higher loan amount.

    Fine. So, the agent says she'll call me today as soon as the buyer hears from her loan company....I left a message at like 4 at the bitch hasn't called me back yet.

    THEN- we get some other potential buyers who came by yesterday, and then came back lagain ike an hour later. They left and told us they'd probably call us today...No call yet.

    I know it hasn't even been on the market a week, but this is so nerve wracking!! WTF!!! Don't bullshit me!!!

    If you thing dealing with the buyers of your home is a pain, wait till you shart having problems with your builder. Just keep the end result in mind and it'll all pass and you'll be happy in your new home.

      We arent going threw all that crap but we did buy a house and its being built right now. Let me tell ya, stressful as hell!!

        When we built ours we had a ton of problems that needed our attention on an almost daily basis. We had a good time with it for the most part though.

              Well, we're working with somewhat of a small builder...and he's gonna let sonis do some of the work and credit it back to us at closing.

              In all honestly, when you build a house, you're at the mercy of the builder. And that' fine with me.

              I'm more stressed about selling ours.

                    we FINALLY got our closing date...they gave us TWO days to do all our moving...since we already gave our notice to leave our apt for the end of the month. They are two weeks late. I can't WAIT to have this over...my poor wife is gonna go gray.

                      I think that's pretty good, it's almost your asking price. My parents sold their house this year and someone came in $40K less than their asking price - obviously they didn't sell to them.

                      We've sold 2 of our houses and the first sold for $7K less than asking and the other sold for $3,900 less. And both houses were on the market for about 3 months. We had realtors also on both sides which took 7% total from the selling price.

                        Ya, I agree. $3500 is nothing when it comes to a house. You have to be able to make deals or you will never sell your house.

                          RS.....sorry to hear about all the BS going on over there. You need to keep in mind that your house isn't the only one on the market right now. People will get back with you but they usually look at a few more houses first then decide on which one they want. Sometimes they say they will call back to give you some glimmer of hope, which they shouldn't do if they are really not interested in the house. Another thing to remember...your house has been on the market for only a week! That is a very short amount of time, you will more than likely be on the market for at least 3-4 months. Good luck!

                            When we went to build our first house, after signing the guy comes back a couple of days later and says the house won't fit on the lot. After some talking he says they'll see if they can get the lot re-zoned, adding another 5' to get the house to fit. A month later they come back and say no, it can't be rezoned so we have to pick another house. Well, we had another house we liked better but it was a little more than we wanted to spend when we originally signed so we made an offer for what the house was going for when we first saw it a few months earlier. They accepted and we were happy. It was supposed to take 7 months to build the house but based on friends experiences we knew it would take a little longer so we waited for 6 months before putting our old house on the market. When we listed it we quickly got an offer but it fell through (I think they couldn't get a mortgage due to credit problems), then we listed again and got another offer but that fell through as well (they were pre-approved but after getting the ok from the bank for a mortgage they bought a new car so the bank wouldn't give them the loan). Finally on the 3rd offer things went smoothly and our house was just about done. We had 2 weeks between closings which gave us pleanty of time to move in. The new house took about an extra 2 months to be finished and it took us 3 months to sell the old house. We got our asking price but we paid their closing costs which was fine, we made a decent amount on it compared to what we paid for it 5 yrs. earlier.

                            The first night we're in the new house after I emptied the tub from my bath we had a flood downstairs coming up from the toilet. Apparently there was sand in the sewer line and it wasn't letting water flow out. Good thing it was just bath water and not dirty water. Be prepared for some weird things to happen when you move in. We have 2 a/c units, one for upstairs and one for down. We were in the house for a few days and couldn't get the temp. right. Winds up they wired the thermostats wrong and the one upstairs was working the a/c downstairs and vice versa. LOL We'd also caught the electrician smoking weed once, he was probably stoned when he hooked up the a/c.

                              I would also check the cold and hot water hookups! Nothing worse than waiting for the shower to get hot...think that the hotwater heater is broke....call someone out to look at it and find out that some stoner plumber crossed the lines!
